Custom Homes
At JNC Development, we are happy to meet at any point during the design process to discuss submitting a proposal to build your new home. This is known as a standard Design/Bid/Build method of construction, where the design is complete -- or nearly complete -- before a general contractor is selected. The contractor estimates the cost of construction for the project as-designed, and that proposal becomes the construction contract.
Our experience has taught us that competitive bidding is not always the best method for selecting a custom home builder. Many factors can influence general contractors when they estimate a project, often negatively affecting the overall bid price. Some of these items are: timeline to completion, quality of work desired, amount to budget for fixtures and finishes, and a scope of work that is not clearly defined.
We find that clients who are building a custom home achieve the best results by choosing the builder they are most comfortable with, instead of the lowest bidder. The general contractor selected is able to spend more time on the estimate, producing an accurate compilation of construction costs with minimal contingencies. Clients save money using this method.
At JNC Development, we typically meet with prospective clients (individually at first) to discuss their project. Next, we meet with the client and the designer to discuss in detail the scope of work for the project. (It is best if the structural engineering is complete before this step). After this meeting, we present an informal estimate for the cost of construction. If the total for the estimate is acceptable to the client, we sign an agreement to generate a construction proposal.
This proposal will have a fixed maximum price, a realistic construction schedule, and a clearly defined scope of work. If the proposal is within the parameters of the informal estimate, it becomes the documentation from which a contract is written, and construction can begin.
During construction, our goal is to satisfy our clients by eliminating surprises. Our policies encourage communication between all parties involved in the building process, since open communication is the key to customer satisfaction and project success. We also work to ensure our clients receive hands-on guidance throughout construction.
After completion, clients are contacted on a regular basis to discuss their new home. Any necessary warranty or service work is scheduled and promptly addressed.
